What the Lower North Shore covers
The Lower North Shore covers Mosman and North Sydney LGA — Mosman, Neutral Bay, Cremorne, Cremorne Point, Kirribilli, Milsons Point, McMahons Point, Crows Nest, Cammeray, Waverton and Wollstonecraft. It's the most apartment-dominated part of our patch — Mosman alone is around 52% units — which flips the usual run of questions from "what's wrong with my switchboard" to "is this my problem or strata's."
It's also one of the most advantaged parts of the country — Mosman ranks #2 nationally on the ABS's socio-economic index, behind only Woollahra — and one of the highest-EV-ownership pockets in NSW, with Mosman LGA at 4.75% battery-electric of all registered vehicles. That combination means real demand for compliant EV charger installs, strata approvals under the new Right to Charge rules, and, on the harbourfront in Mosman, Cremorne Point, Kirribilli and Waverton, switchboards and outdoor fittings that corrode faster from salt air than anywhere further inland.

Questions about the Lower North Shore
Who pays for repairs to the fuse box in my apartment — me or strata?
As a rule of thumb, the sub-board inside your lot and everything past it is your responsibility as the owner. The meter room and the mains supply feeding it are the owners corporation's. Most disputes we see happen over meter boards on common property — we can inspect and tell you plainly which side a fault falls on.
Can our owners corporation refuse an EV charger on the Lower North Shore?
Not easily on appearance alone. EV charging is now classified as sustainability infrastructure under NSW strata law, so it only needs a simple-majority vote, and aesthetic-only refusals have been prohibited since 1 July 2025. The Right to Charge reforms currently before NSW Parliament are expected to make approvals easier still. A strata EV install typically runs $2,500–$6,000, a standard single-phase home charger $1,200–$2,500 — a guide, not a quote.
Why does salt air affect switchboards so much on the harbour?
Salt-laden air corrodes exposed terminals, enclosures and fittings much faster than inland air does. It's a genuine, distinct issue for the harbourfront suburbs — Mosman, Cremorne Point, Kirribilli and Waverton especially — and it's usually why an otherwise fine-looking board or outdoor light fails early.
Do you work on heritage-listed homes in Mosman and Cremorne Point?
Yes, regularly. Mosman Council has extensive heritage conservation areas, and Cremorne Point's streetscape is similarly constrained. We plan cable runs and switchboard positions to stay concealed and discreet rather than defaulting to whatever's easiest.
Is my e-bike or scooter safe to charge in my apartment?
It can be with some precautions: don't charge overnight unattended, keep chargers clear of exits and corridors, use the manufacturer's charger rather than a generic one, and make sure the circuit has working safety switch protection. Fire & Rescue NSW is now attending roughly six lithium-ion battery fires a week across Sydney, so this is a genuinely current issue in denser buildings like those in Crows Nest, Neutral Bay and McMahons Point.
