What we actually see in Chatswood
Chatswood is one of the densest strata precincts we work in. Around the Interchange and through the CBD it's almost entirely apartment towers, and the calls we get are different from a house call: a sub-board that keeps tripping, a common-property intercom fault, or an owner wanting an EV charger in the basement car park and not knowing whether that's their decision or the owners corporation's.
On EV charging specifically, the ground has shifted. Since 1 July 2025, EV charging is classed as sustainability infrastructure under NSW strata law, aesthetic-only objections are no longer a valid reason to refuse, and a simple-majority vote is enough to approve it — with further 'right to charge' reforms before NSW Parliament that would narrow strata's ability to refuse even further. For Chatswood apartment owners this is genuinely the best window there's been to get a charger approved.
Further out toward Chatswood West the housing changes completely — 1950s–80s brick houses on their own blocks, some still on original switchboards. It's the same suburb but effectively two different electrical jobs, and we do both regularly.

Who pays for the switchboard in my Chatswood apartment — me or strata?
As a rule, the sub-board and fuses inside your lot are your responsibility as the owner. The metering area and the mains feeding it, up to your sub-board, are the owners corporation's responsibility. We can usually tell you which side of that line a fault sits on before we start.
Can strata stop me installing an EV charger?
It's much harder for them to now. EV charging is classified as sustainability infrastructure under NSW strata law, aesthetic-only refusals have been banned since 1 July 2025, and approval only needs a simple majority. We can put together what you need for the application and do the install once it's through.
Can you fit recessed downlights in a concrete apartment ceiling?
Yes, but it's more involved than a timber ceiling — usually surface-mounted or shallow low-profile fittings, sometimes with some coring work, and it costs more than a standard downlight job. We'll tell you which approach suits your ceiling before quoting.
