What we actually see in Bella Vista

Bella Vista is newer, larger and more load-hungry than most of the Hills. Built out from the late 1990s through the 2000s alongside the Norwest business park, the housing is substantial — big floorplans, multiple living areas, pools, ducted everything — and the households often run a serious home office on top of it.

The consequence is that Bella Vista is one of the few residential suburbs where three phase comes up regularly for reasons other than a workshop. A large home with ducted air across multiple zones, a pool heat pump, induction, and now one or two EVs can genuinely exceed comfortable single phase capacity — and unlike an acreage property, the answer here is often load management rather than a supply upgrade, because the total is fine and it's the coincidence at 6pm that trips things.

The Norwest proximity shows up in the second theme: home offices that are actually offices. Reliable network matters more here, and Bella Vista homes are big enough — with foil-backed insulation — that Wi-Fi from a single router in the study genuinely doesn't reach. Cabled access points are a common job.

The third is that this stock is now 20-plus years old, so the first wave of pool equipment, ducted air control boards and outdoor lighting is failing.

Bella Vista questions

Do I need three phase for my Bella Vista home?

Sometimes, but check load management first. If the problem is everything wanting to run at 6pm rather than genuine total capacity, load management at $300–$900 often solves it for a fraction of a supply upgrade. We'd rather calculate it than sell you the bigger job.

Can I charge two EVs at home?

Yes, with either three phase or a load-managing arrangement that shares available capacity between the two chargers rather than tripping the main. Which is right depends on your supply and how quickly you actually need both charged.

Why is my Wi-Fi bad in a new-ish large home?

Foil-backed insulation is close to a perfect radio barrier, and Bella Vista homes are large. A single router in the study won't reach the far end. Two cabled ceiling-mounted access points will comfortably beat five mesh nodes trying to talk through foil.

My pool equipment keeps tripping. Why now?

A lot of Bella Vista pools are 20-plus years old, which is when pump motors, chlorinators and lighting transformers start failing. It's also common to find pool circuits that were never RCD protected — worth addressing properly rather than resetting.

Do you do commercial work around Norwest?

Small commercial and strata work, yes — testing and tagging, common property lighting, RCD testing and scheduled maintenance. Larger fitouts we'd be upfront about rather than take on.
