The Ponds is among the newest stock we work on — largely 2010s, densely planned, and built to current standards throughout. Which raises a fair question: what does a house this new need an electrician for?
Three things, consistently.
Capacity, immediately. Volume builders specify to the requirement. In a house built in the last decade the board is compliant and has RCD protection, and it is also completely full. The Ponds has very high EV uptake, and the first thing most owners discover is that adding a charger means upgrading a board that's barely ten years old.
Builder shortcuts. Not defects exactly, but the minimum: one outdoor point, no data cabling, lighting laid out to a standard plan rather than to how the house is used, and no provision for anything that wasn't in the base spec.
Density. Small lots mean the alfresco does a lot of work, and the Wi-Fi environment is genuinely crowded — dozens of competing networks within range, plus foil insulation between rooms.

My house is only 8 years old. Why won't the board take an EV charger?
Because it was specified to the requirement, not with headroom. Volume builders don't pay for spare ways nobody has asked for. The board is compliant and correct — it's just full, and a charger needs a way.
Can I get an EV charger without upgrading the board?
Sometimes, if there's a way free or if load management can share existing capacity. Send us a photo of your board and we'll tell you honestly which situation you're in before you buy a charger.
The builder only gave me one outdoor power point. Can I add more?
Yes, and it's one of the most common jobs in The Ponds. Small blocks mean the alfresco gets heavy use — outdoor-rated points, alfresco fans, lighting and often an outdoor TV point.
Why is my Wi-Fi bad in a brand new house?
Density plus construction. Dozens of competing networks within range on small lots, and foil-backed insulation blocking signal between rooms. Cabled access points fix it properly.
Is there any wiring problem with new estate homes?
Not with the wiring itself — it's modern and compliant. The issues are all about what wasn't included: spare capacity, data cabling, outdoor provision and lighting suited to how you actually use the house.
