Box Hill is genuinely two suburbs sharing a name, and which one you're in changes the electrical work entirely.
The new estates. Some of the newest housing in Sydney, built from the mid-2010s onward on land that was farms a decade ago. Modern wiring, compliant boards, RCD protection throughout — and no spare capacity, because volume builders specify to requirement. High EV uptake here means board upgrades on houses that are only a few years old, which owners find hard to believe until we show them the board.
The remaining acreage. Properties that haven't been subdivided, some still working land, with sheds, pumps, long driveways and supply arrangements that date back decades. Same electrical challenges as Dural or Annangrove — voltage drop on long submains, three phase, backup power.
The interesting part is the transition zone, where new estates back onto acreage. Supply infrastructure in those pockets has been progressively upgraded for the new development, so outage performance varies considerably street to street — the acreage side often does better than it used to, and worse than the estate beside it.
