Northmead sits at the southern edge of our patch, where the Hills starts becoming Parramatta. The housing reflects that: 1950s and 60s post-war cottages, 1970s brick veneer, and a significant amount of unit and townhouse stock — much of it tenanted.

That rental proportion changes the work. A large share of what we do in Northmead is compliance rather than improvement: smoke alarm testing and replacement to meet landlord obligations, RCD testing, and making good installations that have been added to informally over decades of different occupants.

The post-war cottages are the oldest stock we regularly see this far south, and some carry pre-1960 wiring. They've also generally been extended at some point, and the extension wiring is often a different era and sometimes a different standard of work than the original. Testing tells you which parts are which.

The 1970s stock has the familiar problem: sound cable, not enough circuits, no RCD protection. And the units bring the usual strata boundary — inside the lot is straightforward, common property needs owners corporation approval.
